Portugal, Spain, Italy, and Greece hold a residential property base worth more than €30 trillion, and the infrastructure beneath that market has not kept pace with it. Renovation work runs on informal referrals and no price benchmark. Professional education for agents, lawyers, and notaries has not caught up with AI or with new compliance regimes. Foreign owners in particular are left to navigate all of it without a common language or a common standard.
The regulatory environment is accelerating, not slowing. Portugal's Decreto-Lei 10/2024 shifted undisclosed-defect liability onto buyers at the deed of sale. The EU's Energy Performance of Buildings Directive (2024/1275) requires renovation passports across the bloc by May 2026. DL 108/2026 introduces new compliance obligations for real estate professionals operating in Portugal. Each of these creates demand for infrastructure that does not yet exist at scale.

remodel.pt is Portugal's renovation marketplace, built for foreign property owners who don't live next door to their own project. Every contractor on the platform is alvará-verified against IMPIC records. Owners receive three written quotes on the same scope for a true apples-to-apples comparison, benchmarked against the regional median. An independent inspector establishes a condition report before work begins, and payments release in stages — only after milestone sign-off by the owner and the inspector. The whole process runs in English, with a full project trail. The platform is free for owners; remodel.pt is paid by contractors through a referral fee on projects sourced through the marketplace.

Agents4agents is an AI training and compliance education company for Portuguese real estate professionals — agents, lawyers, notaries, and architects. Courses are built around two needs at once: practical AI fluency for day-to-day work, and compliance training tied to Portugal's DL 108/2026 regulatory regime. Formats span in-person workshops and cohort-based online courses, taught by operators with direct experience building AI-native property companies in Portugal, not generic training-company instructors.

mold.pt is Portugal's one-stop resource for mold and damp diagnostics and remediation, built for homeowners in pre-1980s and pre-1990s properties who need answers before they need a contractor. Visual inspections start from €150 in person or €80 remote, with a full diagnostic from €695 and an air-sampling add-on from €350. Inspections are carried out directly by mold.pt, not brokered out to third-party remediation firms, and the content sits ahead of the service — identification and prevention first, inspection and fix only once the problem is understood.
FAIRBANK is founded and run by Kellogg Fairbank from Cascais, Portugal. Kellogg is a lifelong expat who has lived and worked across the US, Saudi Arabia, the Philippines, India, and the Netherlands before settling permanently in Portugal.
Before FAIRBANK, his career spanned fintech and payments: first international hire at Braintree (acquired by PayPal), Head of International at 2C2P (acquired by Alipay), CEO of a regulated European digital asset neobank, and founder of a payments analytics company. FAIRBANK is where that operating experience meets the Portuguese property market.
